Bella Terra Huntington Beach Mall


Huntington Beach, CA-- Bella Terra (Italian for beautiful earth or ground) shopping mall in Huntington Beach, the once decaying mall that transformed its deserted parking lots into some of the busiest parking lots in Orange County  with $170 million makeover and Italian themes, is looking for brand development, according to Linda Berman. She recently said she's  working to "develop a story” that’s part upscale like Fashion Island, and part beach-casual like Huntington Beach, the residential community with nearly nine miles of beaches and a population that explodes to millions during the summer months.


Bella Terra, Huntington Beach, California.  Bella Terra is located at Beach Blvd. and Edinger in Huntington Beach. Approx. five miles from the beach, Bella Terra is located adjacent to busy San Diego Freeway (405), offering easy access to dining and shopping.

San Jose-based DJM Capital Partners Inc. purchased Bella Mall during its re-construction and completed development along with a launch of a portion of the mall space. But today, a decaying Montgomery Ward building sits empty with chained doors at the west end of the mall, taking up space and looking like a sad remnant of the past. According to Lindsay Parton,  partner in DJM’s newly formed development group, Bella Terra needs a story as it looks to the next phase of its makeover to comprise the space where Wards sits.

Offices, homes, neighborhood shops and up to five parking structures in  23 acres of adjacent land are proposed.  500 homes, apartments, condominiums and townhomes would create the popular vision that Europeans have long embraced. Rising fuel costs and transportation issues have created a need for housing close to shopping and work, and Bella Terra is ideally positioned geographically next to a transportation center for Orange County Transportation Authority buses, a major freeway (405) and half a block from Golden West College, serving over 20,000 students.

With a large splash that included a rock concert fund-raiser and beach themed entertainment to open the first phase of Bella Terra in 2006, sales since that time have totaled approx. $255 million annually. Berman, who works as a consultant to DJM, recognized that Bella Terra would have to be branded uniquely. That much is obvious. Irvine Spectrum Center with its large carousel and winter ice skating rink or a Fashion Island with its pop jet fountains and kids carousel offer the right mix for the surrounding locals and shopping guests who support the mall with purchases. Both malls are owned by the Irvine Company, known for its master-planned developments in Orange County, California.

Berman, who hopes that Bella Terra will attract local residents away from Fashion Island, South Coast Plaza and other rivals, will help coordinate branding efforts in the second phase coined "Bella Terra II".  Unlike the other malls with major department store anchors, Bella Terra offers discount shopping with Mervyn's, Kohl's and Burlington Coat Factory. There's another Mervyn's in north Huntington Beach just 6 miles distance and also a Kohl's less than 8 miles away in Seal Beach, leaving Burlington Coat Factory the largest unique shopping attraction in 15 mile radius.


Dining is key to Bella Terra mall. Several restaurant chains have already come and gone since its opening, but a stand-out performer in the mall is The Cheese Cake Factory. Reportedly earning $1.5 million in its first month opened at Bella Terra, additional chain restaurants such as California Pizza Kitchen are doing extremely well.
