Leisure World is a guard gated retirement community for
adults 55 and older. It is located one and a half miles from the beach
in Seal Beach. Pictured above is the famous
Leisure World globe located at the entrance to the community.
This beautiful guard gated community spans a square mile
and is home to 9,000 residents or one-third of the population of the City
of Seal Beach. With over 200 buses stopping there, access to Disneyland
(11 miles), shopping and attractions does not require driving a car. Within
its gates are great things to do such as tennis, swimming, lawn bowling,
dances and more.
When construction began on Seal Beach Leisure World in
1960, it was the first major planned retirement
community of its type in the nation. The first residents moved in on June
6, 1962.
The Federal Housing Administration, now called HUD, guaranteed
the original 40 year mortgages on the development.
Because of this involvement, many fiscal and structural regulations
still exist and are monitored by HUD.
The Golden Rain Foundation (GRF), a non-profit corporation,
was established as the sponsoring body of Seal Beach
Leisure World. The GRF engages primarily and
specifically in furnishing community facilities and providing
services to housing operated on a cooperative or other
basis and to the occupants thereof. The GRF acts as a trustee for
the Mutual Corporations who are the "landlords" of the residential property
and housing.
Seal Beach Leisure World is comprised of two types of
property ownership: the cooperative unit, in
which the owner is a shareholder in the housing corporation, and whose ownership
is evidenced by one share of stock and the right to occupy the apartment;
and the condominium, in which the owner has a deed to the apartment and
an undivided interest in the Mutual's assets. In both cases, the Mutual
Corporation maintains the structure and related grounds.
